Introduction
Lowland Heights Roadhouse’s long-term vision is to be a temporary lodging, restaurant and bar, as well as an RV park. This will be done by offering a unique experience that combines personal service with the historic Roadhouse buildings and its unique location in the most beautiful part of South Central Weststate. We are more than just a great RV park, lodging, restaurant, bar, and RV park. We plan to create an environment of pampered luxury that surpasses the standard fare for Dusty Corners. We will be able to maintain a higher occupancy rate than the average and increase our profits by introducing the Greenhorn Valley and other destinations to those who have yet to discover this year-round paradise.
Lage
The Lowland Heights Roadhouse, located in South Central Weststate near the northern end of Greenhorn Valley, is surrounded on both sides by the Ombligo de Dios mountains range to the east and the Lost Pony Hills to the west. The Roadhouse is located at 52 miles north of Silver Gulch, 47 miles southwest from Friday Falls.
The Company
Lowland Heights Roadhouse has been an established Motel/RV Park for over forty-four year. It was previously known as Thirsty Creek Lodge or The Lodge at Lowland Heights. After briefly establishing the property, we added a new restaurant to provide steady patrons (hunters and tourists) to the establishment. Although the past four owners owned the property for a couple to three years, it was not run to its full potential and was abandoned. Next spring, we will be adding a coin-operated laundry (washing and drying, optional folding), along with a four-bay self service car wash.
The Lowland Heights Roadhouse was a dba for Golden Cholla Enterprises LLC. This Weststate Corporation is owned by Tory Britts with the assistance of her husband Gisli.
Britts and Njerdginsyn intend to use the Roadhouse for hunting during the months of September and December. It will also be available as a vacation spot (January to August) for the remainder of the year. The lodge will be opened year round 24 hours a day, 7 days a week.
Our Services
In 1954, the Lowland Heights Roadhouse was built. Each room has two double beds or a full-size queen bed. There are also rooms with a second or additional bedroom. The hotel has a restaurant with full-service, a bar and a dance floor, as well eight RV parks with hook-ups. Next spring we will be putting in full-service coin-operated laundry facilities (washing, drying, and optional folding) along with a four-bay self-serve car wash. The Roadhouse also has on-site front desk service. The buildings have undergone a number of restorations and we plan more, possibly adding 10 more motel units next spring.
The Roadhouse will become established during peak season. We plan to offer additional services to Dusty Corners and the surrounding areas in the off-season. The large dance area can be used for formal and informal events (e.g. Wedding receptions, club meetings and Christmas parties are all possible. ).
The Market
Lowland Heights Roadhouse’s target market strategy focuses on being a destination of choice for those in the Greenhorn Valley, who are looking to recharge or relax. Our target markets are families or individuals looking for a vacation location, as well family reunions, hunters and drop-in customers. The Greenhorn Valley’s many outdoor activities make it a great place for families and individuals to visit. The projection is for an increase in unit rental of 30% per year. There is no laundromat within 50 miles, so the possibilities are endless.
As there is no Mexican food restaurant within 20-miles of the restaurant, it has seen a weekly increase in sales. This projection does not reflect any significant increase in marketing or exposure. It is however based upon the general average rise in tourism.
Our main customer segments include tourists, hunters from across the United States as the area is known for outstanding hunting of elks and deer, and local patrons that require the facilities to host various events.

Financial considerationsGolden Cholla Enterprises LLC will purchase the Lowland Heights Roadhouse via a Small Business Administration loan. Buyers will pay 20% down. As indicated in the Start-up tableau, we will assume an initial capital investment to cover operating costs.
We estimate average monthly fixed costs, including operating expenses and mortgage payment, as presented in the Financial Plan chapter below. Peak and off-season will have significant impact on the monthly earnings. For the first year, on-season revenues will offset off-season losses. As Lowland Heights Roadhouse builds its market position among the local patrons, we anticipate that off-season revenues will be enough to break even during that season.

We want to be more than just another Roadhouse. We want to create a place of conveniences that is more than the Dusty Corners standard fare.
The Roadhouse guests will have every need met to ensure his/her comfort. Catered meals, chilled wine and more are available for special occasions. An additional charge may be charged for catered meals or chilled wine. Guests can enjoy fine dining at fine restaurants before returning to the Roadhouse at night on weekends.
As Lowland Heights Roadhouse is established in peak season, we plan on expanding our services to Dusty Corners and the surrounding cities in the off-season.
