Market

MSN will target three distinct segments of customers. Students at the University of Oregon will be their largest customer segment. This market is expanding at 7% per annum with over 18,000 customers. This segment is especially attractive since most of the local rental properties that are geared toward students are run down, poor quality units. The second segment is the local professional market, which is increasing at 4%. It has 12,000 potential members. The last segment includes faculty and staff from the University. This section has a growth rate of 5% and potential customers up to 6,000.

Competition

The market for high quality, reasonably priced apartment units has been growing at a rate of 6.7%. Oregon’s rent rates are steady at $697 or $.79 per sq. ft. during the fourth quarter. The Oregon market is experiencing rapid job growth which is driving demand for apartments. However, not many new units have been created. Not only is MSN pioneering this particular niche of affordable quality living, but it is capitalizing on the strength of the current economic growth in Oregon

The company will be able to buy its second facility by year 2. It is currently in discussions with the owners of a 20-unit apartment building in downtown Portland, OR. While it is impossible to predict how building values will change over time, it is expected that we can buy this building for $570,000.

We will start with $1,250,000 of funding from diverse sources. An angel investment company of 1,000,000. A loan of 200,000. We will also receive $50,000 from the owners.
