The market for high quality, reasonably priced apartment units has been growing at a rate of 6.7%. Oregon’s rent rates are steady at $697 or $.79 per sq. ft. during the fourth quarter. The Oregon market is experiencing rapid job growth which is driving demand for apartments. However, not many new units have been created. While it is impossible to predict how building values will change over time, it is expected that we can buy this building for $570,000.
